Dear Harriet and Bill _ my deepest sympathy for the loss of your beloved Jim. I have the greatest respect for Jim after having the privilege of working with him on the Summerwood board. He was always so honest and fair when dealing with complicated problems. I will also never forget the support and friendship you both gave me at the passing of my Gerda.

Second 1/2 of Seventh grade, we arrived next door to the Manning's. Where to begin? I caught on in high school to the fact that the twinkle in Jim's eye was indication that he totally "got" what we thought we were putting past him and Harriet. No way. He smiled that Bill's car (later mine, for a while) was called the "GC." Did he know we'd sneak out at night and wander the canal? No doubt. As an adult, I enjoyed cocktail hour with Jim and "Hare" a few times, taking part in the "scientific" approach to making one, but most of all sharing stories, jokes, catching up, and yes, arguing about politics. Smart man, and great fun. I'll always remember getting to join their family in the early years at Aspen, and Jim treating me to birthday dinner at Crystal Palace.

Jim was a mentor to me as a "wet behind the ears" developer. Since my project was in Summerwood (Near Dillon), and Jim was president of the HOA, he could have easily squashed my deal as one of the neighbors would have liked the board to do. Instead, he listened to my plan and kept an open mind about how we could make a win-win deal out of an awkward piece of land adjacent to the HOA. He was very diplomatic and a great negotiator with the other board members, neighbors, and County officials. I was impressed by his ethics and overall sense of fairness. In the end, there are 5 happy new home owners and the entire community is better off because of Jim's patience, skill, and vision. I learned a great deal from Jim and he will be missed. Farewell friend and teacher.

Michael and I were so lucky to have Jim Manning as our friend and neighbor across the street.  He was a wonderful man and a good beekeeper and also a wonderful mentor giving good advice about our community.  We will always

Harriet, my most sincere condolences for your loss. I remember fondly the parties in your backyard playing volleyball and drinking Ramos Gin Fizzes. Jim was a gentleman and always fun to be around. I have wonderful memories of our friendship over many years.      Rod Smith

Harriet, Laura, and Bill: I am so sorry to hear of Bill's passing. While Mom and Dad are both gone, I feel their presence daily. Our parents never really leave us. Thinking of you.

Dad, you were a wonderful father. I appreciate all the time you gave me, like during little league games as a kid and in your workshop where you fixed and crafted wonderful things. You left us with dear memories. I cherish the many many things you taught me, like taking care in dealing with people and in business to be fair and honest. Your sense of humor was really a treat. You truly cared for people, nearly everyone you encountered. What a great role model you were. Love you forever.
